Job Posting – Condominium Caretaker (Victoria)

Are you looking for an opportunity to demonstrate your unique abilities in the areas of customer service, coordination, and organization, with a focus on building systems? Use your skills in a Caretaker role at one of the premier condominium buildings in Victoria and make a daily difference in the lives of people around you by coordinating information effectively and building community.

We are seeking a reliable, self-motivated individual with a professional outlook for a 39-unit residential condominium.  The Caretaker is responsible for the day to day oversight and management of the building, the grounds and the systems that support the buildings.  The Caretaker takes direction from the Strata Council.

The successful candidate must have a demonstrated ability to direct the maintenance, cleanliness and orderliness of common areas of the building; engage in basic building systems maintenance; report on building security issues; report needed repairs, equipment malfunctions and/or replacement items to designated personnel. It would also be anticipated that the manager performs minor cleaning duties and repairs as required. 

The successful candidate will display initiative, discretion, good judgment and tact in dealing with owners, residents and contracted services/trades. The Caretaker will have the ability to work effectively without daily on-site supervision, and have a proven physical ability to perform the job. Experience with minor building repairs would be an asset including minor drywall and paint touch-ups etc. Proficiency in English language – both oral and written is required. The candidates should also be comfortable working with computer applications (word, excel etc.).

Duties & Responsibilities

  • Ensure all on-site equipment is maintained and in good working order.
  • Supervise and direct scheduled contractors working in common areas.
  • Organize trades access to limited common property for any required maintenance or repair work including limited common property attached to individually owned suites.  The Caretaker is prohibited from carrying out repairs, organizing appointments for or supervising any contractors in any individually owned suites for the sole purposes of the owner of the suite.
  • Performs a walk around the stairwells, and hallways daily and complete exterior inspection of the building, parkade on a weekly basis.  Particular attention is to examine the overall security of the buildings especially the access points.
  • Be responsible for the cleanliness and maintenance of the common areas.
  • Perform necessary cleaning and minor repairs on the buildings and grounds.
  • Assist the strata council on a range of matters as directed.
  • All moves and deliveries into and out of the buildings are arranged and supervised by the Caretaker.

Experience & Qualifications

  • Grade 12, with 5 years or more experience managing buildings of similar size.
  • Proven understanding and experience in the management of building equipment. 
  • Maintenance Skills: Building equipment such as pumps, HVAC, plumbing (a trade certification in one of the building trades would be an asset).
  • Strong work ethic, able to perform the job without direct supervision.
  • Ability to communicate effectively and efficiently with not only the residents, but Strata Council, property management, trades and services is vital to the role of an effective Caretaker. This would include in person, by phone and by email.
  • Professional appearance and demeanor at all times.
  • Proficient in Microsoft Office.
  • Able to organize and maintain records using both manual and computerized systems, and relevant software programs to the job.
  • Demonstrates physical ability to perform essential job functions, and able to perform job functions safely within all Occupational Health & Safety guidelines.
  • Able to understand and report breaches of Strata rules, bylaws and procedures to Strata Council.
  • Maintains confidentiality and exercises discretion regarding Strata Council matters and personal information concerning residents and owners.

This is a full-time, permanent position. Hours on site: 8:30AM to 4:30PM weekdays, one half-hour break. Competitive salary and commensurate with experience. A residence caretaker option is available.

Job Posting – Building Manager (Duncan)

As the Building Manager for a 44 suite rental building located in Duncan you will be responsible for janitorial duties, cleaning and basic maintenance, as well as tenant relations, including screening candidates, showings, paperwork related to tenancy and some cash handling. This is a live-in position -single individuals or couples are welcome to apply. Experience in a resident manager role is an asset. Training on processes, paperwork and job duties is offered.

As the ideal candidate, you work well on your own, and are able to follow specific directions effectively. You have a basic understanding of building systems and construction work, including plumbing, electrical, painting and structural building knowledge. You work well with trades, and are respectful and kind in your communications with residents. You are helpful and promote a pleasant and positive environment within the building. You take pride in a job well done.

Experience & Qualifications

  • Experience in building maintenance and tenant relations an asset
  • Ability to complete paperwork consistently and accurately
  • Ability to manage people and situations effectively and diplomatically
  • Demonstrated initiative and pride and ownership in fulfillment of duties and responsibilities

Duties & Responsibilities

  • Make daily inspections of property (interior/exterior), report and/or deal with any problems
  • Maintain log of daily issues/occurrences
  • Ensure property is kept clean and tidy including completing janitorial duties such as vacuuming, dusting, cleaning etc.
  • Daily Mechanical Room and Electrical Room checks to ensure pumps, motors, compressors, hallway ventilation are operating correctly
  • Keep lobby areas and bulletin boards tidy
  • Keep parking areas clean and tidy between scheduled pressure washer cleanings
  • Ensure that all equipment maintenance and systems servicing is being performed on schedule and documented
  • Book and monitor building moves, check for damage and ensuring building security is not compromised
  • Post notices as required
  • Carry cell phone and respond to emergencies 24/7 in consultation with property manager
  • Keep snow/ice clear of entrances, apply salt
  • Respond to resident complaints
  • Other duties as required consistent with Building Manager’s duties and responsibilities.

This is a permanent full-time position.

Salary is commensurate with experience. Includes a monthly salary and an hourly wage for additional duties.

We are seeking a reliable, self-motivated part-time caretaker for a 127-unit residential building. The position is for 4 hours daily every Sunday and Monday, covering the full-time building manager’s days off.

The successful candidate must have a demonstrated ability to ensure the maintenance, cleanliness and orderliness of common areas of the building as the primary function of the position. Other duties may include basic building systems maintenance; reporting on building security issues; reporting upon needed repairs, equipment malfunctions and/or replacement items to designated personnel. It would also be anticipated that the part time caretaker would perform clean up duties and repairs from time to time as required. 

The successful candidate will display initiative, discretion, good judgment and tact in dealing with owners, residents and contracted services/trades. The caretaker will have the ability to work effectively without daily on-site supervision, and have a proven physical ability to perform the job. Experience with minor building repairs would be an asset including minor drywall and painting etc. Proficiency in English language – both oral and written is required. The candidates should also be comfortable working with computer applications (word, excel etc.)

This centrally located building on Yates Street in Victoria has been well maintained.

There is potential for the successful candidate to negotiate an attractive rental arrangement for the on-site one bedroom Caretaker suite, however on-site residence is optional.
