Proline Management Ltd. began operations in April of 1985. Throughout the course of our development we have maintained our focus on providing quality management services for all types of real estate, with an emphasis on residential real estate, condominiums and rental properties.

Team Approach
At Proline we use a team based approach to property management. While we have individual property managers providing the primary support to our strata corporation and residential rental clients, we also utilize the skills and knowledge of our support staff and management team to support them. We have weekly management team meetings and monthly team meetings for our property managers and our administration and accounting staff. The focus of team meetings is on improving processes, increasing knowledge, sharing relevant information and experiences and reviewing various areas of interest.
Technology
We use technology to the advantage of our clients. Our property managers are equipped with technology that provides them with quick and accurate information regarding their clients whether they are on site or in the office. Our in house technology systems include an accounting and database package from one of the industry leaders in Canada. We also make extensive use of electronic banking services, email distribution of documents, online advertising and online document requests and have website services available for strata corporation clients.
Training
We encourage our staff to take part in available industry seminars. To ensure that property managers continue to increase their knowledge, we cover the full cost of any additional training that they undertake or any seminars that they wish to attend.
We also believe that it is important to educate our clients regarding issues that are important to them. For example, we have recently developed a comprehensive manual for strata council members, have a quarterly Proline Advantage newsletter for strata council members and offer regular educational seminars for our strata council clients.
Licensing
The company and all of our property managers meet the licensing requirements of the Real Estate Council of BC. In order to operate a licensed brokerage in British Columbia, there must be a Managing Broker that has met the educational and experience requirements set out by the Real Estate Council. Eric Spurling is our President and Managing Broker. Each of our property managers is a licensee who has successfully completed the licensing course and exam and must complete a minimum number of professional development courses or programs to maintain their license.
As a licensed brokerage, all company accounts are reviewed annually by an independent firm of Chartered Accountants. A report outlining any exceptions to rules set out by the Superintendent of Real Estate is forwarded annually to the Real Estate Council.
Security
Our premises are located in a concrete block and reinforced concrete building built to the earthquake standards of 2001. Our premises are monitored for fire and theft by an outside monitoring company. Access to the building is controlled by a fob access system. Video surveillance is present on the perimeter of the building and in the reception area, as well as for other key areas of the building.
Meeting Facilities
Our head office has two boardrooms and two interview rooms available for client use. Both boardrooms are set up for teleconferencing and both have wall mounted screens for ease of presentations.
Trades
At Proline we use only independent trades for all maintenance and repair activities. We do not have a maintenance division nor any financial interest in any contracting firms. All invoices for work on our clients' properties are passed through to owners at cost. We do not mark up any of our trade invoices.
